Current Maintenance Needs and Rule Violations as of June 30, 2017

Below is a list of current maintenance items for our two new maintenance persons to address. In addition, there are rule violations that will be addressed at this same time as we have taken an inventory of each building. If you have items in the below list that need to be addressed please do so immediately before action is taken.

 

  • ASSIGNEE: CLIFF and GERALD: 
  • ITEM: In all of the buildings the light fixtures can use cleaning and we felt that it would be a good idea to set this cleaning up as an annual routine.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

  • ASSIGNEE: CLIFF and GERALD: 
  • ITEM: In many of the buildings there are chalk marks and we feel a little paint to cover them up would be the most efficient way to do the job. 
  • RESOLUTION: Please purchase high quality paint that is suitable for the task.

 

  • ASSIGNEE: CLIFF and GERALD and MAURICE
  • ITEM: Just about all of the no-smoking signs in the breezeways of the buildings have been removed
  • RESOLUTION: Please get me a count of signs required and I will order new ones. I like the Aluminium signs and would like to get enough for all buildings if the older signs are plastic and cracking.

 

  • ASSIGNEE: AMBER
  • ITEM: Northwest Light. 
  • RESOLUTION: Amber, where do we stand on getting this light fixed? Has an electrician been called?

 

  • ASSIGNEE: CLIFF and GERALD and BRAUN
  • ITEM: Building one had some cracked steps. While they didn't appear to have any immediate dangers, they should be checked on in the future for any more deterioration.
  • RESOLUTION: Please keep an eye on it. This building is assigned to Braun

 

  • ASSIGNEE: CLIFF and GERALD and MAURICE
  • ITEM: Building two also had some cracked steps that should be monitored. There was also a crack in the wall in the breezeway that should be monitored.
  • RESOLUTION: Please keep an eye on it. I am moving to Payson in the near future and will walk the grounds with you once we are fully moved.

 

 

  • ASSIGNEE: CLIFF and GERALD:
  • ITEM: There are also some holes in the wall on the top floor that can be repaired easily.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

  • ASSIGNEE: CLIFF and GERALD: 
  • ITEMS: Building three have two missing light covers on the top floor that should be replaced. The west side overlook has some holes in the sill that needs repair. One of the residents reported that the lights on the top floor are intermittent, which would indicate that a ballast may be going bad.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

  • ASSIGNEE: AMBER
  • ITEMS: Building four had a vehicle parked in its stall (422) that didn't appear drivable and the registration was last done in 2015.
  • RESOLUTION: Amber, please give proper notification and tow if required

 

  • ASSIGNEE: CLIFF and GERALD: 
  • ITEMS: Building five had a puddle of oil in the gutter for unit 523.
  • RESOLUTION: Please purchase the necessary materials to cleanup the spill and degrease the affected area.

 

  • ASSIGNEE: CLIFF and GERALD: 
  • ITEMS: Building six had a small hole in the wall next to unit 620.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

  • ASSIGNEE: CLIFF and GERALD:
  • ITEMS: Building seven has a loose railing on the wall from the bottom to the second floor of the north side of building.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

 

 

  • ASSIGNEE: CLIFF and GERALD:
  • ITEMS: Bldg 8. There is a small hole in the wall next to unit 823 and this unit number is missing the 2. There is a loose step near the top on the north side of building and a loose railing between the bottom and second floor on the south side of building.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

 

  • ASSIGNEE: CLIFF and GERALD:
  • ITEMS: Building ten has a small crack in the wall on the west side on the ground floor. This building also has birds getting stuck in the walls and utility closets. Please speak with residents, find the root cause, and resolve.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

 

  • ASSIGNEE: CLIFF and GERALD:
  • ITEMS: Building 12 has some holes in the sill of the east side overlook.
  • RESOLUTION: Please purchase the necessary materials and fix.

 

 

  • ASSIGNEE: CLIFF and GERALD and MAURICE
  • ITEMS: Building 14 control room sign should be replaced. It is partially destroyed.
  • RESOLUTION: Please send me a picture of what the sign should look like and I will order a new one.
